For Sale by Tender
A Building Plot, Farmland & buildings known as Highlands Farm, as a whole or in up to 3 Lots

Location
Highlands Farm is very conveniently situated, lying between the villages of Ripley and Send Marsh, just off the A3, and about 3 miles south west of Junction 10 of the M25. The market town of Woking is 5 miles to the north west and the county town of Guildford is also about 5 miles away, to the south west.
Communications are excellent, not only by road but also by rail, there being mainline stations at Guildford and Woking. There is also a regular bus service to both towns.

Description
Highlands Farm comprises in total about 53 acres (21.45 hectares) of predominately pasture land together with associated buildings and a plot with planning permission to build a detached house. All 3 Lots adjoin and thus provide the potential to create a small farm in a very convenient and much sought-after location, where any significant amount of land is rarely available to purchase. Equally however the Lots can be purchased separately, giving the opportunity to acquire a plot to build a house and 2 smaller more affordable parcels of grazing land.

Lot 1 (coloured red on the plan) Guide Price £250,000
A plot of about 0.35 of an acre in total, comprising a level rectangular shaped piece of land running east from Send Marsh Lane to a stream that runs along the eastern boundary, and including the track that runs parallel to it. A public footpath runs along the track, and the Environment Agency also has a right of access along it to the stream.
On the 24th February 2011 planning permission was granted by Guildford Borough Council for the erection of a 2 storey detached dwelling with detached garage (reference 10/P/02210). The gross external floor area of the proposed house is approximately 160 square metres. Details of the application may be viewed on the Council’s website at www.guildford.gov.uk/planning. Further information is also available from the Agents, including a report on compliance with Condition 13 of the grant of planning permission.
The approximate position of the boundaries of the plot is edged in red on the plan attached to these particulars of sale.
Please note that although the application is for a 4 bedroom house the amended plans show a 3 bedroom house, for which permission was granted.

Lot 2 (coloured blue on the plan) Guide Price £300,000
