A very accessible block of pasture land together with a small amount of woodland, including a well-built Barn, situated in the village of Bishops Green, only half a mile south of the A339 and Greenham Business Park. The towns of Newbury and Thatcham are both within easy reach, as is the A34 trunk road. The Hampshire Downs are also close by being 4 miles to the south, where there is copious riding along the Wayfarer’s Walk and other bridleways and byways.
Access to the property is off the road that runs through the village of Bishops Green, via a close-boarded electrically operated gate to a parking area at the side of the Stable Barn. The Barn comprises 3 stables each approximately 13 feet by 10 feet, a Tack Room about 13 feet by 13 feet, and a Store about 33 feet by 15 feet. The Barn was purpose-built, being a refurbishment of a building that was on the site when the owners bought the property. It is timber framed with weatherboard cladding and a pitched roof covered with artificial slates. Mains electricity and water are connected to it, with lighting both internally and externally, a number of power sockets, an intruder alarm, and a CCTV unit with a number of cameras. Each stable has rubber matting, and in the tack room there is an electric shower. To the rear of the barn is a sleeper-walled muck heap with separate access.
The pasture land runs south from the entrance and Barn, and is divided by post and rail fencing into a number of enclosures. There are also 3 field shelters located on the land. Mains water is laid underground to 4 troughs (one of which has been disconnected). The land rises gently to the south and towards Sydmonton Common, a small area of woodland on the edge of which forms part of the property. There is also a belt of trees and scrub on the eastern side of the property, between the pasture and the road, which affords protection to the rest of it.
On the A339 Newbury to Basingstoke road, at the roundabout on the south side of Greenham Common, take the road south to Bishops Green and Ecchinswell. Proceed down the hill, over the bridge, and after about 150 metres the entrance will be found on the right, just past that to Bishops Green Cottage.

The land is for sale Freehold with vacant possession on completion. The sale will be subject to an Overage Provision such that should planning permission for residential development be granted on the property then an additional payment will be due to the Sellers. See Overage below.
For a period of 25 years after the sale of the property 50% of any uplift in its value would be due to the Sellers on the earlier of either the implementation of a planning permission for residential use or a disposal with the benefit of such planning permission. A conversion of the Barn to residential use would not trigger an overage payment.

There is a public footpath which runs along the northern boundary of the property. This is fenced off along the southern side by a close-boarded fence.
There is a right of way over part of the track at the north end of the property, shown coloured blue on the plan, in favour of Bishop’s Green Cottage, connected with the use of the stables and paddocks forming part of that property.
