Probate

We understand that it can be a difficult and distressing time when arranging the estate of a loved one, but a full written probate valuation of the chattels is not only a legal necessity, but something that can save you a great deal of money and time. We have a very sympathetic approach and aim to make this process as simple as possible.

We will produce a full inventory of all the items within a property, from furniture to jewellery and everything else in between. We take photographs of every room alongside more detailed photographs of specific, higher value items which are kept on record for our clients.

We provide a complete probate valuation service for executors, solicitors and trustees. All of our values are based on realistic market prices, which is important because this is the figure used to calculate any inheritance tax liability. A quick and efficient service is important and we can usually attend the property within a few days.

Once probate has been granted, we will be able to sell all of the saleable items for you, and carefully dispose of any unsaleable ones. We use our own in-house van, and together with local trusted carriers we can collect single items or clear whole properties.

We charge a flat fee of £300 + VAT for most small to medium sized properties. This covers attending the property, time spent compiling the valuation, typing and printing. However this fee may be partially waived if items are being sold through us. You will receive printed hard and digital copies to provide to your solicitor and HMRC when filing for probate.

Insurance Valuations

Our valuers conduct fully illustrated, written insurance valuations for single items through to whole house contents. A professional valuation provides peace-of-mind and ensures you are properly covered, whilst ensuring you are paying the correct premiums.

House Clearance

Together with trusted clearance partners we are able to provide a full house clearance service from top to bottom, no matter how big or small the property.

We will initially visit the property to identify items suitable for auction. We will then collect and deliver the saleable items to our saleroom ready for cataloguing, photographing, marketing and auction.

The clearance team will then remove the remaining unsaleable contents. Where possible unsaleable items will be given to charity or recycled.

They will always leave the property clean, tidy and ready to go on the market.
